Presentation is everything!

Whether it’s a fresh lick of paint, making sure door handles, cupboards, carpets and furniture are nice and clean, or tactically hanging some framed wall art or mirrors, presentation is key! It will make a house feel homely and inviting.

During viewings, be chatty and friendly – but avoid the subject of money

Talking about money with the viewer can very quickly back you into a corner. You don’t want to verbally commit to a deal without thinking it through. Remember, our team at Shiells is there to help you see the bigger picture and negotiate on your behalf! Instead, be friendly and informal, and draw the viewers’ attention to the features of your home that you want them to notice for all the right reasons.

Carry out any basic repairs – especially in the kitchen

Get threadbare carpets, holes in walls and grimy bathroom tiles fixed up and looking like new.

Pay special attention to the kitchen: as the heart of the home, it’s a real deal breaker!

You’ll want your kitchen to look spacious and accommodating – and nothing says “tired and outdated” like a cupboard that’s hanging off the wall or a sink that is long past its sell-by date.

Declutter, but not too much!

Whether it’s a living room carpet cluttered with kids’ toys, a bedroom door that will barely open because of piles of clothes on the floor, or boxes of opened cereal adorning the kitchen work surfaces, clutter should always be avoided! It’ll make your home feel cramped, unwelcoming and unliveable. But you don’t want to declutter to the extent that your house loses all its personality and charm. Your viewers want to be able to imagine themselves living there – and that’s not so easy when a house feels empty, cold and characterless.
